**About the team**
- Nu's Real Estate & Workplace Solutions (REWS) team is responsible for:_
- _Generating a strategic and efficient Real Estate strategy for our Global Portfolio;_
- _Designing & building a unique workplace for our 5,000+ Nubankers globally;_
- _Guaranteeing the best possible workplace experience for Nubankers (at the office and at home);_
- _Assuring 100% safe, legally compliant and well maintained buildings/spaces._
**About the role**
The** **Real Estate Project Manager will be responsible for:
- _Manages all facets of project management (budget, schedule, procurement, quality, control & risk) for individual real estate project including planning, design, construction, occupancy, closeout and Pós - Occupancy survey / report._
- _Tracks progress of projects against goals, objectives, timelines, and budgets, and generates reports on status. Monitors expenses to ensure they fall within the prescribed budget. Reports status and variances. Creates action plans to meet objectives, budget and schedule._
- _Ensures communication is clear and effective among all team members, including internal and external stakeholders. Works closely with other functional areas of the organization, project contractors, internal team members, external collaborators, landlord representative, fed/state/local agency representatives, customers and suppliers._
- _Identifies project delivery resources from pre-qualified lists or through individual project qualification process; conducts standard to complex request for proposals; completes bid analysis; leads evaluation interviews; recommends next steps. Facilitates project meetings._
- _Identifies complex project risks, develop risk mitigation and contingency plans, and implement action plans to reduce or eliminate project risks._
***What we are looking for**
- _Ability to comprehend, analyze, and interpret the project and real estate documents, including technical requirements, drawings, leases, contracts and be able to develop status reports (Google Apps), recommendations next steps, execute/monitor execution._
- _Strong relationship building skills to motivate and negotiate effectively with key team members (internal or external) to take desired action._
- _Knowledge of financial terms and principles. Ability to calculate complex figures. Conducts financial/project analysis including the preparation of reports._
- _Ability to respond effectively to sensitive issues. Ability to solve advanced problems and deal with a variety of options in complex situations and present solutions in detailed and summary results._
- _Advanced English skills._

São Paulo, Brazil.
- _Interviewing and onboarding is currently done virtually due to COVID-19. Everyone new to the team and our current staff will remain working from home until it is safe to return to our offices.
