Job Title: Pre-Construction ManagerCompany: Prologis Principais ResponsabilidadesPlanejamento Técnico e Estratégico: Liderar a fase de pre-construction dos projetos, Que é a fase de conceituação arquitetônica até finalização dos projetos básicos. Analisar e validar os requisitos técnicos dos clientes para transformá-los em soluções construtivas viáveis. Garantir que os projetos de arquitetura e engenharias estejam completos, compatibilizados e prontos para execução, Gestão de Projetos e Documentação: Elaborar o cronograma de projetos identificando pontos críticos de entrega de documentos Coordenar a produção e revisão de projetos executivos de arquiteturaestrutura, fundações, instalações e demais disciplinas. Identificar e mitigar conflitos de projeto (clash detection) usando ferramentas como BIM, AutoCAD, Revit ou similares. Garantir que todos os projetos estejam alinhados às normas locais, às diretrizes técnicas da Prologis e aos padrões de sustentabilidade. Estimativas e Orçamentação: Apoiar o Gerente de Desenvolvimento em estimativas de custo e estudos de viabilidade técnico-econômica. Analisar escopos, quantitativos e cronogramas para basear decisões de projeto, de contratação e de investimentos. Licitações e Contratações: Preparar pacotes de concorrência (RFPs) para contratação deprojetistas e consultores. Apoiar processos de pré-qualificação e análise técnica de propostas. Conduzir reuniões técnicas com fornecedores para esclarecimento de escopo e equalização de propostas. Suporte à Construção: Apoiar a equipe de campo durante a mobilização e transição da fase de pré-construção para execução. Participar de reuniões de kick-off e value engineering com stakeholders internos e externos. Realizar visitas periódicas em campo para verificar a conformidade da execução com o projeto Qualificações e Competências. Formação Acadêmica: Graduação em Engenharia Civil ou Arquitetura Pós-graduação ou MBA em Gestão de Projetos, Construção ou Real Estate (desejável). Experiência: Mínimo de 7 anos de experiência em pré-construção, planejamento ou engenharia em empresas de construção, incorporadoras ou consultorias de engenharia. Experiência com projetos industriais/logísticos é altamente desejável. Histórico de atuação em ambientes com múltiplas interfaces e entregas simultâneas. Competências Técnicas: Sólido conhecimento em compatibilização de projetos multidisciplinares. Domínio de ferramentas de planejamento e modelagem: MS Project, AutoCAD, Revit, BIM 360, Navisworks, etc. Forte conhecimento de sistemas construtivos (pré-moldado, steel frame, alvenaria estrutural, fundações profundas, instalações industriais). Familiaridade com normas técnicas, legislação urbanística e práticas de ESG (LEED, EDGE, etc). Soft Skills: Pensamento estruturado e orientação a processos. Excelência em comunicação técnica e organização de documentação. Habilidade para lidar com múltiplos stakeholders, fornecedores e áreas internas.
