Ser o radar de mercado para o núcleo SPS, identificando e qualificando ativos estratégicos fora do inventário atual (ex.: lajes corporativas, escritórios semi-prontos) que possam ser operados por parceiros Woba, ampliando o alcance e a competitividade da rede.Responsabilidades principais:Monitorar continuamente o mercado imobiliário corporativo, usando ferramentas externas (SiiLA, CBRE, Newmark, brokers regionais) e inteligência própria. Analisar dados de viabilidade: localização, capex, fit-out, demanda potencial. Trabalhar junto aos Farmers Strategic Partners/Builders para avaliar e viabilizar operações. Alimentar o backoffice com ativos validados, garantindo qualidade de dados. Apoiar o PMO na elaboração de propostas e no desenho de novos produtos BTS. Principais KPIs:Número de ativos estratégicos identificados e integrados ao inventário. Receita incremental proveniente de ativos externos. Tempo médio entre identificação e qualificação completa. % de propostas SPS que incluem ativos de mercado externo. Perfil desejado:Experiência em análise de mercado imobiliário, pesquisa ou consultoria (24 anos). Capacidade de trabalhar com bases de dados diversas e ferramentas de BI/CRM. Rede de relacionamento com brokers, proprietários e consultorias imobiliárias é um diferencial. Proatividade e habilidade de traduzir dados em oportunidades comerciais.
