**Role Purpose**:
The position is responsible for coordination, communication and administration of daily operational task in the assigned Centre ensuring high level of operational support is provided to Mall Management and tenants in a timely manner.

**Role Details - Key Responsibilities and Accountabilities**:

- Manage all queries and complaints from Tenants as and when received in the assigned Centre and ensure to forward the same to the concerned department of AMBU including follow up for timely resolution in accordance with the established Centre policies and procedures.
- Manage all tenants’ requests concerning to NOCs, permits etc., and ensure that it is processed on a timely basis for issuance.
- Assist the Manager, Operations in the preparation of the Capital and Operating Expenditure Budget for the assigned Centre. Follow up on the budget phasing plan and prepare an update budget phasing follow up sheet for onward submission to the Mall Management on a periodic basis.
- Ensure that the budget file and related supporting documents are maintained throughout the year to facilitate the preparation of budget for the forthcoming year.
- Prepare PR / LPOs for various operational requirements and ensure its tracking and follow up with the concerned AMBU department for timely procurement.
- Ensure that the P & L statement from finance is reconciled with Operations statement and any variance to be checked and corrected in JDE system monthly.
- Provide potential tenants in the assigned Centre standard offers to lease storage units and ensure that all related correspondence are maintained till confirmation received from tenants opting storage units. Follow up and obtain approval from concerned authorities for the lease of storage units.
- Prepare Lease Agreement for the storage units and follow up with the tenants for timely payments. Ensure that all signed agreements and payments (full rental cheque) is received from tenants are entered in the MRI to close the process.
- Provide all relevant information and documentation during the Storage Audit process. Ensure finding of the Audit process is implemented within the agreed timeline.
- Manage Hoarding contracts in the assigned Centre and ensure that all payments relating to Hoarding are collected on a timely basis from clients prior to Centre opening.
- Issue on regular basis tenant's circulars, monthly coordinator’s roster, weekly minutes of operations team meeting, contractors' / tenants fit-out requirements, approval/non-approval of tenants' requests etc.
- Provide all necessary data / reports on a periodic basis pertaining to Centre operations to the Manager, Operations for review, resolution of issues and prompt decision making.
- Ensure compliance with the Majid Al Futtaim Properties AMBU Code of Conduct, Departmental policies and HR Policies and Procedures at all times.
- Be the advocate and ambassador of aligning and cascading the Majid Al Futtaim Properties values across AMBU and ensure that it is adhered to and show the same all the time.

**Personal Characteristics and Required Background**:

- Bachelor’s degree is highly desirable
- 1+ years’ work experience in reporting, processing of POs / invoicing and payments and maintaining budgets and Centre administration preferably in a reputed Retail / Large Shopping Centers in GCC or abroad.
