KOTI is converting a 44-key building on the Ipanema / Copacabana border into a boutique hotel. We need a hands-on Project Manager / Site Engineer to run the renovation on site, from strip-out through handover, reporting directly to ownership. ROLE - Location: Ipanema / Copacabana border, Rio de Janeiro.
On site 5 days a week - Start: 1 October 2026 - Term: 18-month contract, with potential to convert to permanent - Compensation: R$5,000 / month -
Reports to: KOTI ownership (direct)
WHAT YOU'LL DO
- Cost estimating and budget control: build, track and defend the project budget line by line
- Sourcing and procurement of materials, finishes and FF&E, negotiating with Rio suppliers on price, quality and lead times
- Supervise contractors and subcontractors on site daily: quality, pace, and verification of measurements before payment
- Own the cronograma físico-financeiro and keep programme and spend aligned
- Manage permits and approvals: Prefeitura, Corpo de Bombeiros, ART/RRT
- Enforce site safety to NR-18 and NR-35
- Send ownership a clear written report in English every week covering progress, cost, risks and decisions needed
- Run snagging, commissioning and handover to the hotel operating team
WHAT WE'RE LOOKING FOR
- 5+ years managing renovation or fit-out projects, including at least one project taken from strip-out to completion
- Degree in Civil Engineering or Architecture, or equivalent site experience (CREA / CAU registration is an advantage)
- Strong knowledge of Rio suppliers, contractors and municipal permitting
- Working English (B1+), written and spoken
- Strong Excel (budgets, S-curves, measurements) and Word
- Demonstrated use of AI tools in your day-to-day work
- Available on site 5 days a week from 1 November 2026
