Addressing the affordable housing crisis in the United States requires a multifaceted approach.At Homestead Communities, we strive to provide safe, clean, and supportive communities where working families and retirees can own or rent affordable, high-quality manufactured homes.We are committed to responsible stewardship for our residents, providing engaging careers for our team members, and delivering attractive risk-adjusted returns to our investors.This role offers the opportunity to contribute meaningfully to a new enterprise with proven partners and the resources to build a significant operating business.The Senior Acquisition Professional will use our financial model to project cash flows for potential acquisitions, analyzing Manufactured Housing Communities' (MHCs) historic financial statements, current rent roll, and primary market research.You will prepare detailed, monthly projections for a ten-year hold period, review historic financial statements, and prepare return sensitivities to varying operating assumptions.You will also research the competitive housing market, identifying comparable MHCs, calling MHCs to determine occupancy, rental rates, amenities, and housing stock, and reviewing rental rates for competitive apartments and single-family homes.Additionally, you will prepare Investment Committee memoranda summarizing the potential investment and supervise updates to proprietary databases used in the acquisitions workflow.This is a home-based position that requires a minimum commitment of 25 hours weekly, with flexibility to meet deadlines.The daily time commitment will vary with our deal flow, and there will be opportunities for advancement in broader financial analysis, coding, and sourcing and supporting acquisitions.
