**Operations Leasing Specialist**The Operations Leasing Specialist is the point of contact with landlords and condominium administrations for the entire real estate portfolio in questions related to operations. Reporting to the Operations Management Leadership in Brazil, this position plays a critical role in ensuring compliance with the local codes and regulations, making strategic decisions based on data and helps with serious issues serving as an escalation point for the local community operations team.As a part of the operations team it is expected that the Operations Leasing Specialist will also help with general operations related issues such as defining new processes, data analysis and facilities management.**Accountable For**- Works closely with the Building Operations team to ensure that sundry charges and other building related expenses are reviewed, approved and payment remitted to condominiums timely- Establishes and maintains working relationship with internal stakeholders, and condominium- Designs reports utilizing various report writers, Word, Excel, and PowerPoint- Prepares portfolio analytics reports, segmented by territory, country, market, and region- Supports the accounting/finance functions with budgeting and forecasting of rent-related expenses- Cross-checks and reviews work of direct reports to ensure quality and accuracy of data- Prepares and distributes periodic and ad hoc reports in a timely and accurate manner- Evaluate monthly expenses and look for improvement and saving opportunities- Act as an escalation point for all matters related to the condominium administration- Check and control each building's legal documentation, making sure they are up to date and talking to all stakeholders as needed- Be the reference point internally for the lease agreement contracts scope- Performs other duties as assigned- Provide internal training (specially for community team) regarding landlord and condominium matters**Capabilities**- Have a minimum of 3 years of work experience in property or facilities management- Capability to represent Wework in all operations and facilities discussion with building administrations- Deep understanding of operations and facilities from buildings and condominiums of all sizes and complexity.- Expertise in understanding and interpreting complex commercial and operations lease language and contracts- Advanced proficiency in Microsoft Office (Word, Excel, etc.) with the capability to master company specific accounting and database programs- Strong financial and analytical skills- Strong operations and engineering knowledge of buildings- Exceptional attention to detail and organization skills- Knowledgeable in building legal documentations and the processes to obtain and/or renew them- Ability to understand and interpret data- Excellent verbal and written communication skills- Ability to work independently and within a team to build relationships and interact effectively with business partners- Ability to multitask, work successfully under pressure and effectively manage time and workload- A desire to work within a diverse, collaborative, and driven professional environment- Fluent in English and Portuguese. Spanish is desirable
