We are seeking a skilled and dedicated Service Technician to join our team.
About the Role- The successful candidate will perform technical and mechanical work to ensure the physical aspects of buildings, grounds, amenities, and common areas meet high standards for cleanliness, appearance, safety, and functionality.
This includes completing assigned work orders from resident requests and preventative maintenance by diagnosing defects and making repairs according to established policies, procedures, and code requirements.
Key Responsibilities:- Prepare vacant apartment homes for leasing by conducting pre-move-out inspections, creating punch lists, scheduling vendors, obtaining supplies, and inspecting completed work.
- Access and obtain materials, supplies, equipment, tools, and other items from the maintenance department by tracking inventory, returning unused items, and notifying supervisors about re-ordering needs.
- Document and track service requests accurately and completely.
- Maintain grounds, common areas, and amenities by picking up trash, pressure-washing breezeways and pool areas, performing general cleaning, and painting curbs and signage as needed.
- Support cost-cutting programs by fixing rather than replacing parts when possible, being wasteful with materials and supplies, and practicing correct tool and equipment use.
- Stand, walk, and/or sit for extended periods and bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
- Work inside and outside in all weather conditions.
- Push, pull, lift, carry, or maneuver weights of up to 25 pounds independently and 50 pounds with assistance.
- Rare or regular travel may be required to assist other properties, attend training classes, business meetings, or other situations necessary for daily responsibilities.
- Work a flexible schedule, including taking calls during evenings, weekends, and holidays.
- Hold EPA certifications Type I and II or Universal for refrigerant recycling (applies to Certified Service Technicians).
