Join us as we empower tomorrow’s world at work.**Role Mission**Ensure operational excellence and the financial health of the building portfolio under your remit, raising standards of safety, quality, and customer experience while optimizing costs (Opex/Capex), vendor performance, and on-site team productivity.**Scope & Coverage** ● Portfolio: ~11 buildings ● Location: São Paulo ● Reporting line: Reports to the Operations Manager. Leads Operations Leads and third-party teams (cleaning, maintenance, security, reception, waste, etc.). ● Stakeholders: Community/Member Experience, Project Delivery (construction), Finance, Procurement, Legal, HSE, Real Estate/Leasing, strategic vendors.**Key Responsibilities** 1) Operational Strategy & Governance ● Cascade the operations strategy across the portfolio using playbooks, SOPs, and audit routines. ● Drive a performance cadence (WBR/MBR) with key indicators: NPS (Net Promoter Score), service SLAs, technical availability, third-party turnover, Opex/Capex, incidents and near misses.2) Building Operations Excellence ● Ensure standards for cleaning; maintenance (preventive/corrective/predictive); life safety (FDAS, sprinklers, PPE); utilities; asset management; and regulatory compliance. ● Orchestrate soft & hard services with focus on safety, quality, schedule, and cost. ● Deliver targets for NPS, tickets/work orders, and operational audits.3) Costs & Results ● Own the monthly close: Opex vs. budget, accruals, variances, and the Cost Tracker. ● Lead continuous improvement (Lean/Kaizen): productivity, cross-building benchmarking, rework reduction, downtime and loss reduction. ● Provide technical support to Capex (scope, schedule, commissioning, handover).4) People & Leadership ● Lead and develop Operations Leads and field teams; ensure onboarding, refreshers, and capacity/scheduling management. ● Address vendor turnover at the root: retention clauses, practical integration, and structured coaching & feedback routines.5) Projects & Improvements ● Implement improvement projects (energy, water, waste, etc.). ● Coordinate works on live sites (area protection, technical cleaning, operating windows), integrating with Community and HSE.**Requirements** ● Education: Engineering, Business Administration, Architecture, or related fields. ● Experience: 3–5 years in Building Operations/Facilities. ● Knowledge: building maintenance, cleaning, landscaping, contracts, budgeting, local regulations (NRs, Fire Department/AVCB compliance), SLA/KPI, Opex/Capex. ● Tools: Advanced Excel/Google Sheets; Workday; Salesforce; CMMS/BMS; Procore (preferred). ● Languages: Native Portuguese; intermediate/advanced English is a plus.**Behavioral Competencies** ● Hands-on leadership and ownership mindset. ● Data-driven decision-making. ● Executive communication and conflict management. ● Planning & prioritization in multi-site environments. ● Resilience and urgency in live-site operations.# # **Life at WeWork**Being a WeWorker is more than just a job.
