Building Maintenance Technician Job Description

The Building Maintenance Technician plays a crucial role in ensuring the continuous operation and maintenance of equipment, systems, and facilities. This individual must possess strong technical skills and be able to work independently with minimal supervision.

Key Responsibilities:

  • Maintenance and Repair: Perform scheduled preventive maintenance on equipment and systems, inspect machinery and mechanical equipment to identify wear and potential failure, replace parts such as belts, filters, and motors to avoid breakdowns, diagnose mechanical, electrical, or plumbing problems using appropriate testing devices, repair or replace defective equipment, components, or wiring.
  • Emergency Response: Respond to emergency maintenance requests in a timely manner.
  • Facilities Management: Maintain building systems including lighting, plumbing, HVAC, and elevators, paint, patch, and perform minor carpentry tasks.
  • Safety and Compliance: Follow all safety procedures and maintain a safe work environment, comply with safety regulations and conduct routine inspections, maintain accurate records of maintenance activities and use CMMS software.

Required Skills and Qualifications:

  • Education: High school diploma or GED.
  • Licenses and Certifications: Valid driver's license, technical certification or associate degree preferred.
  • Skills: Ability to read, write, and follow verbal directions, flexibility to work multiple shifts/weekends, own hand tools, knowledge of electrical, plumbing, and HVAC systems, ability to read manuals and blueprints, familiarity with OSHA standards, good physical condition and manual dexterity, problem-solving and time-management skills.
