**Real Estate Specialist Latam**:

Analyze, propose and support in implementing Real Estate function area actions to improve efficiency, performance and cost-effective service delivery. Day to day management of facilities services and special real estate projects in the region.

**This position reports to**:
Real Estate Manager

**Your responsibilities**:

- Provide services related to the administration of properties, involving regularization and documentation, as well as support in the preparation of leasing, alienation, purchase and sale projects and other assignments.
- Provide support and control in real estate leases, negotiation with property owners and tenants, support with questions related to withholding taxes, documents and other related matters.
- Guide, control and monitor compliance with clauses, terms and values of property lease contracts, including the initial inspection and delivery of properties and monthly monitoring of rent payments, consumption bills (water, electricity, telephone, condominium, security, monthly adjustment, etc.).
- Manage third party office services provider, ensuring the service level is high and the contract is being delivered in an accurate way.
- Lead special projects on demand (e.g. utilities projects, power acquisition in free market, energy efficiency, retrofits, among others).
- Consolidate budget and financial forecasts related to real estate matters in the defined periods and dates, observing the defined goals, validating the information received from the different areas and projecting revenues and expenses.

**Your background**:

- Fluency in Portuguese and Spanish is a must.
- Bachelor's degree in Civil Engineering or Architecture but open to other backgrounds with relevant experience in Real Estate management.
- Experience in physical project management (construction projects/site management).
- Construction companies management/ third-party management.
- Management of public licenses (eg: habite-se / AVCB / operating licenses / environmental licenses).
- Knowledge of HSE work safety legislation.
- Nice to have - PMP certification.
