Maximizar a performance financeira do portfólio (ocupação, preço e velocidade de locação), operando um funil 100% orientado a dados e processos enxutos.
Sobre a Ilion Partners / Niilo
A Ilion Partners é uma gestora de investimentos especializada no reposicionamento de ativos imobiliários em São Paulo, referência em retrofit e multifamily. A Niilo é a plataforma de property management da Ilion para ativos residenciais de locação. Administramos hoje 8 prédios / 600 unidades, com plano de crescimento relevante em 2026.
Responsabilidades
- Ocupação & velocidade: desenhar e executar estratégias para manter ocupação ≥95%
- Revenue management (pricing): garantir crescimento real de aluguel acima da inflação
- Funil e CAC: estruturar e otimizar o funil, reduzir CAC e payback
- KPIs & governança de dados: manter dashboards semanais, integridade do CRM e rotinas de forecast
- Marketing de performance: briefar e gerir parceiros
- Desenvolvimento de outros canais: parcerias, corretores, offline, etc
- Processo de locação fim a fim
- Parceria com Operações: coordenar repasses, padrões de produto e feedbacks de campo
- Gestão de time: metas claras, rituais, playbooks e desenvolvimento
Qualificações
- Graduação em Administração, Engenharia, Economia ou afins por instituição de referência
- 5+ anos em funções analíticas/comerciais
- Forte domínio de dados (Excel/Sheets; BI/SQL como diferencial)
- Experiência com marketing de performance e operação de CRM
- Perfil estratégico e hands-on, com histórico de melhoria contínua
